    BUYERS GUIDE

    Location, location, location!

Although you can do a lot of research online, it is advisable to visit the area as soon as possible to explore possible places where you want to consider shopping.

    Use an agent.

To help you find the ideal location, consider using the services of a real estate agent such as Marbellous Estates, who have been in business for years and have extensive experience.

Use only one agent to find your ideal property.

Find someone you like and trust him to find the ideal property. It's a free service! Most experienced agents can access any property for sale on the market either directly or in collaboration with other agents (the commission paid by the seller is split, so it will not cost you more money).

    Financing.

If you need a mortgage, shop around for the best deal before you start looking - being prepared will ensure that you won't miss out on a good deal on a property if it arises, and it means you know in advance what you can afford to spend.

Use of the services of an lawyer.

Once you find the ideal property to buy, don't pay a deposit to a people. It is best to speak with a lawyer you trust and ask him to do everything necessary regarding the property. If necessary, carry out an inspection, if desired, to verify that the property complies with planning standards and does not have any defects.

Open a bank account in Spain,

and ask your lawyer or our team to help you apply for a NIE to pay taxes to the Spanish tax agency.

Be ready to pay a deposit.

Typically 10% of the sale price and signing a private sales contract to take the property off the market and agree on a completion date only after your attorney has undertaken their due diligence. Instead of giving a € 6,000 deposit to an agent, the 10% private sale contract is binding on both the buyer and the seller.

Make sure your attorney transfers all public services in your name,

including the Internet and telephone connections. Remember to get several estimates to insure your property from the date it is yours. Remember to get helpful numbers from the previous owner, such as a trusted gardener, a cleaning person, and any electronic device manuals.

Ask your realtor to check the property

on the day of the transfer to make sure everything is in order, especially if you buy the property furnished, ask him to check the furniture inventory, sign the deeds before a notary and make the full payment.

    Open the champagne,

hug your realtor and… Enjoy your property!

    Post-transfer obligations.

After completion, you or your attorney should ensure that all the following steps have been completed: paying taxes and other costs in a maximum of 30 business days (withholdings have to be paid in a maximum of one month). Registration of the change of ownership in the property registry, in the cadastre and, where appropriate, in the community. Change of supply contracts and other services in your name and organization of Direct Debits in your bank account for said payments.
